PURPOSE STATEMENT
Assure the effective functioning of the Andover facility and provide an efficient and safe working environment for associates, customers, suppliers, contractors, and their activities by using best practices to manage resources, services, and processes to meet the needs of the Rich.
To manage all aspects of site services and facility management across the site including managing budgets, contractors, contracts, projects, tenders, supporting regulatory compliance including building, planning and development regulations
KEY ACCOUNTABILITIES/OUTCOMESDevelop and implement facility management plan to include short-term and long-term objectives aligned to site strategy.To manage the site utilities, water, gas, electric and environmental and waste management contracts.Management of minor building fixes, decoration and external grounds maintenance and general handyman tasks.To support audits, ensuring the facilities are safe, legal and comply to relevant regulations and legislation.Working in close partnership with Procurement to ensure compliance with all working practices and company policy including contracts, tender processes, anti-bribery and corruption, supplier set up and all necessary legal, regulatory, and ethical audit checks are completed.Maintain effective working relationships with internal and external stakeholders, establishing proactive communication regarding any impacts (positive and negative) to the business or projects from a functional working and site services perspectiveProactively anticipate potential safety hazards and be prepared to undertake any emergency actions plans.Point of contact for contractors coming onto site including site inductions.Assist in updating the CAFM and utilizing it to organize service and maintenanceDevelop and implement cost reduction initiatives and advise on and monitor energy efficiencyCarrying out building and equipment surveys and identify areas that may require specialist maintenance or repairAssist in ensuring the integrity of the interior and exterior of the buildingDeliver general service tasks such as daily and weekly checks, weekly flushes, monthly water temperature checks in accordance with the legionella management policyCarryout daily service checks on the trade effluent plant and liaise directly with local authorities for any breach in license consent whilst managing the RCA and corrective action plans.Support project management for cross functional activity required for project executionOperate a process for safe selection of external contractors, in conjunction with the Head of Purchasing to ensure all external contracts are regularly reviewed to ensure best value.Report on Site services activities on a regular basis to the Plant Management team, ensuring accurate and timely reporting of the relevant Key Performance IndicatorsEnsure that the site operates in accordance with any health, safety and environmental policies and procedures to ensure the safety and wellbeing of staff and visitorsPrepare and manage the annual facilities budget and forecasts with monthly reporting on spend to the Plant Manager and finance team.Leverage appropriate external contract resource as required to support effective running of the plant.Manage all central services such as site security, Fire and Ammonia alarm system, external cleaning, waste disposalPerforms other related responsibilities, as needed, to support Rich Products Corporation’s business objectivesActively champion Health and Safety to ensure a safe working environmentYou must always comply with Rich Products Health and Safety policies and procedures

CriticalPrevious Experience at Facilities and Site Services management levelExperience of ammonia refrigeration systems.Understanding of Fire / Ammonia alarm Safety SystemsManagement site security and alarm systemsExperience of Effluent plant operation and maintenanceWater Treatment and Legionella controlsManaging contractorsElectrical & mechanical groundingBudget managementLeading tendering processesPeople ManagementExperience of working in an agile organization, with the ability to influence across all levels of the organization
