DEPARTMENT OVERVIEW
Physical Planning, Development & Operations (PPDO) manages and oversees all University activities and services related to physical and environmental planning, design and construction, engineering, physical plant maintenance and operations, capital planning and space management, and the associated business services necessary to support these functions. The University’s main campus is spread across more than 2,000 acres and includes over 500 buildings comprising more than 8 million square feet. The department includes operating budgets of over $48 million, manages a capital project portfolio of approximately $500 million, and employs nearly 300 full time staff to carry forth the duties necessary for the campus’ development and operation.
JOB SUMMARY
Under general supervision performs a variety of window washing and high cleaning duties on buildings and facilities. Specific duties include: prioritize job schedule in accordance with various campus events and function. Prepare and clean all exterior and interior glass. Assemble and disassemble scaffolding, ladders and safety equipment. Coordinate with tree crew and electrical department rental of hydraulic lift truck scissor lift.

JOB DUTIES

Prioritize work and job assignments in accordance with and to accommodate various campus functions. On a daily basis, modify workloads to accommodate office meetings, administrative staff, and faculty requests. Provides feedback on assignments, schedules and provide support to the Sr. Supervisor regarding time and allotments for work assignments. Estimate time allotments for new assignments including the tool and equipment needed for the job. Adjust assignments to complete special projects including graffiti removal, poster removal, and assisting with cleaning duties for special events, on an as needed basis.
Provide accurate job estimates to various campus customers.
Interior – Prepare office by covering with drops all computers, printers, typewriters, calculators, papers, books, etc. Move desks to make window more accessible. Return items to original location when cleaning is complete.
Exterior – Prepare windows by use of razor blade, scraper, brush, and approved chemical. Remove and replace all screens and window coverings.
Determine whether window glass is clear, reflective, or tinted, and adapting window cleaning techniques accordingly
Remove dirt and grime from windows and glass surfaces using a non-abrasive glass cleaning solution, water, and rubber squeegee blades.
Use a scrim or microfiber cloth to dry around the edges of the glass.
Use toweling cloths to remove excess water and moisture from window sills.
Ensure that all window cleaning and lift equipment are in good working order.
Operate Aerial Booms and Elevating Work Platforms and other lift equipment to reach the windows of high-rise buildings.
Appropriately clean up after each job to ensure that there is no residue or dirt left behind.
Perform certain building maintenance tasks such as special graffiti removal, high cleaning of girders, window awnings, ledges and cupolas.
Adhere emergency procedures, and evacuate buildings in the event of fire or other disaster.
Arrange building access and loan of keys from various building coordinators.
QUALIFICATIONS
Required Qualifications
Must possess sufficient interpersonal and communications skills to interact effectively with fellow staff and diverse campus constituencies.
Ability to work effectively in a service-oriented environment with changing priorities and interruptions.
Skill in prioritizing workload to meet daily schedule.
Ability to follow through and carry out assignments.
Ability to effectively communicate and follow oral and written instructions, read manuals, signs and labels.
Must have the willingness to provide pleasant, efficient service to the campus.
Ability to maintain acceptable work habits, punctuality, and regularity of attendance; ability to arrive at and leave work on time, observe break and lunch period.
Must possess the physical ability to perform all essential custodial duties requiring bending, stooping, walking, carrying, reaching, moving, and climbing stairs or ladders; ability to perform manual work including dumping large bags into dumpster, or transporting supplies, furniture, equipment (vacuum cleaners, mop buckets, cases of custodial supplies).
Knowledge of proper and safe use of custodial equipment, chemicals, tools, etc.
Knowledge of procedures related to building safety.
Ability to safeguard keys issued, which are necessary for assigned areas.
Ability to work without close supervision.
Sound knowledge of industry-related health and safety regulations.
Use typical extension poles or water-fed extension pole and water purification system.
The ability to ability to work at different heights, on scaffolding and related equipment. Use safety belts and other safety devices;
Ability to operate aerial booms, elevating work platforms, and other lift equipment to reach the windows of high-rise buildings.
